Play the ball where it lies. On-site liquidation is the fastest and most efficient choice to empty a home in a very short period of time. An estate sale helps find new homes for nearly everything where things of value—both actual value and practical value—can be given a second act. The items we sell are repurposed, adopted, and enjoyed by a new family and may not resurface on the market for another 30 to 40 years. Estate sale shopping remains a popular weekend adventure for resellers and thrifty shoppers who love discovery, satisfy curiosity, explore local history and find thrill in the hunt.
It’s enough work for you to choose the items you wish to keep and move them out of the house—leave the rest of it to us. ALL of it! The only things you should be throwing out are kitchen trash and personal papers.
We typically spend a week cleaning, staging and pricing everything in the house and open the sale to the public on Saturday and Sunday. When we’re finished on Monday, the house is empty and clean—ready for the next step in the Real Estate process.
Our commission rates vary with each project based on value and marketability of the estate collection as well as the labor required to present it all effectively and professionally for the public to enjoy.

Flat Fee
Just fold your arms and blink! Do you already suspect that the house may not be packed with treasures? Get an experienced estate liquidation professional to confirm it. We may take a careful look and surprise you with an offer to manage an estate sale that puts a check in your hand—or at a minimum, produce a break-even event that lets the things pay for themselves to be removed.
But after close inspection, if an on-site sale isn’t an equitable solution, we will quote a price for a comprehensive cleanout service. You’ll put a check in our hand instead, but with very little wait time, the property will be left Realtor-ready. Most cleanout projects are completed in only a few days.
Cleanout fees are based on labor, disposal fees, access to and condition of the property as well as hazardous material handling. Items of value may off-set the cost of the service.

50% of sales plus expenses
Drop-Off Consignments may be an option for items you have to sell. Contact us first to be sure it’s something we can help with and have photos ready to email for evaluation. We’re likely to accept jewelry collection both fine pieces and costume. Decorative accessories and vintage collectibles are popular requests and easy to deliver to our office inside the Monticello Antique Marketplace in SE Portland. Inspect the items you take photos of! For example, chipped glass and china cannot be accepted and we’re likely to pass on books and clothing.
Pickup Service may be offered for low volume consignment orders. After photos are approved, please feel free to pack in advance. And… if you didn’t send a photo ahead of time, but it fits in the box? PACK IT! We are used to finding surprises in attics and basements so if it can be sold, we will do our best. If it can’t be sold, we will dispose of it for you—and it’s out of your house!!
Price-and-Pack service is a choice for condos and homes where the collection is sellable, but a public sale isn’t possible due to obstacles such as a gated community, HOA restrictions, or an elevator in a high-rise.
We consider the sellability of every item exactly as if it were an on-site estate sale. Merchandising and pricing happens before things are packed so when they get unpacked, they’re ready to be put directly on the sales floor. However, when “separating the wheat from the chaff” in this situation, tougher cuts have to be made. Sometimes the price an item might sell for is too low in comparison to the cost to pack it, move it, and store it. But again, if it fits in the box…
A fee for packing supplies and professional movers is an expense pre-paid by the consigner.

Getting your project on our calendar starts by putting us on yours!
We need a personal review of the property and contents, as well as a chance to learn more about your expectations. We can’t reserve sale dates or discuss commission rates and fees without seeing the job. Sounds reasonable? We learn what we need to know in order to provide excellent service, and you get your questions answered in person.
When meeting with a PEERLESS Estate Sales Project Manager, you and your family should be very close to final decisions on what you will be keeping from the house and what needs to be sold. If you are only in the beginning stages of moving out of the house, we don’t mind offering an informational interview to help with your planning and share what part we can play in this important transition. It is best, however, if your move dates are already settled—or very close to being confirmed—so the meeting can discuss our work as part of your plan with various deadlines to be met.
We prefer to meet with the decision-maker or owner of the property rather than a representative who would then relay key points of our meeting. Priorities tend to get lost in translation when we don’t meet with the person who is responsible for the estate collection and empowered to eventually sign a contract.
